Woodstock Hospital Mountain Road, Woodstock,

This project deals with the prospective redevelopment of the provincial property holdings, located along Mountain Road, Woodstock. The precinct is the site of the old Woodstock Hospital. Today it houses a number of clinics, which are due to be relocated. The clinics, together with the adjoining park, form a significant social and cultural element within the local community. The project provides an urban design conceptual framework, tests development scenarios and provides clear urban design guidelines and fixes for future development.

The concept for the site is an exciting mixed-use redevelopment opportunity with a strong residential component and the provision of a community or public facility. The concept aims to integrate the current hospital block, which is currently out of keeping with the fine-grained traditional character of Woodstock, into a primary gateway to new development; this also provides access through to Victoria Walk and the park beyond.  The concept activates Mountain Road and Victoria Walk, which overlook the park. Development is externalised to the street edges and responsive to the scale, fabric and character of each of the streets making up the project boundary.

The urban design concept illustrates the key features that should feature in a redevelopment proposal intended to be the catalyst for local urban regeneration.  The selected development scenario provides a total floor space figure of 23 853,27m2.

The procedural land rights implications of development in the precinct are set out to provide prospective developers with an understanding of applicable development parameters and processes.
